Adler Group Earns Energy Star Ratings

Adler Group’s 7875 Building of Office Park at MICC Earns EPA’s ENERGY STAR®

MIAMI - April 19, 2010 - Adler Group, one of Florida’s oldest and largest commercial real estate firms, has earned the U.S. Environmental Protection Agency’s (EPA’s) prestigious ENERGY STAR, the national symbol for sustaining the environment through superior energy efficiency, for its 7875 Building in the Office Park at MICC, located on NW 12th Street in Doral.  Only commercial buildings that perform in the top 25 percent of similar facilities nationwide for energy efficiency may qualify for ENERGY STAR® CERTIFICATION. This is Adler’s fifth commercial property in Doral to receive this distinction in the past three months.

It is an acknowledgement that strengthens our commitment to create environmentally conscious work spaces that reduce energy consumption costs, provide added-value savings for our tenants, and minimize harm to our ecosystem,” said Michael M. Adler Group made similar cost-effective improvements to the 7875 Building as were done for the other four MICC office buildings that received ENERGY STAR CERTIFICATION. But the property did pose an additional challenge for Adler to meet this coveted energy conservation standard – nearly half the building space is operational 24 hours.

To address this unique situation, which under normal circumstances would negatively impact an ENERGY STAR score, Adler converted to energy-efficient T8 lighting throughout; installed window tinting to reduce heat accumulation and maximize the heat-reducing benefits inherent in the building’s design and orientation; continuously monitors and adjusts HVAC operating schedules to shut down when portions of the building are not in use; and employs an efficient exhaust management system to achieve better humidity control and increased fresh-air flow, which lead to more efficient cooling.

“We are very proud of this latest ENERGY STAR designation, considering the EPA’s updated, more stringent requirements for certification, and the unique operational nature of this property,” said Michael M. Adler.  “We found a way to achieve energy savings goals without impacting tenant operations, and that speaks volumes to the experience and skill of the many LEED-certified professionals on Adler’s Development & Management Team.”

ENERGY STAR was introduced by EPA in 1992 as a voluntary, market-based partnership to reduce greenhouse gas emissions through energy efficiency. Today, the ENERGY STAR label can be found on more than 60 different kinds of products, new homes, and commercial and industrial buildings. Products and buildings that have earned the ENERGY STAR reduce greenhouse gas emissions by meeting strict energy-efficiency specifications set by the government. Last year alone, Americans, with the help of ENERGY STAR, saved nearly $17 billion on their energy bills while reducing the greenhouse gas emissions equivalent to those of 30 million vehicles.
