ARS Closes $65 Million in Q12010 S. Florida Leases

Adler Realty Services Closes $65 Million in Q1 2010 Commercial Leases in South Florida

MIAMI – May 18, 2010 – Brokers with Adler Realty Services (ARS), Adler Group’s leasing and property management arm, closed 159,746 square feet of new and renewed lease transactions in South Florida during the first quarter of 2010.  The total lease value of the deals completed for 49 commercial properties throughout Miami-Dade and Broward counties amounted to just over $65 Million. ARS’ portfolio of Q1 lease activity for the entire state comprised of 66 lease deals worth more than $76 Million.

“South Florida represents a significant portion of our business portfolio statewide. The interest and activity increasing among our clients is definitely a sign that the South Florida commercial real estate market is starting to make a turn in the right direction, and that bodes well for our company as a whole,” said Daniel Heisler, executive vice president of ARS.

Top ten ARS transaction highlights from the first quarter of 2010 include:

·  Frank Trading Co. renewed its lease for 18,660 square feet of warehouse and office space at Ives Dairy Warehouses in Miami, Fla.  ARS portfolio manager Phil Greenbaum represented the landlord, Ives Dairy Warehouses. (19900 NE 16 Place) 

·  Miami-Dade Health Department renewed its lease for 17,225 square feet of office space at Office Park at MICC in Doral, Fla.  Matthew Bittel, ARS leasing associate, was the landlord representative. (8175 NW 12 Street)

·  Avante Group renewed its lease for 11,654 square feet of office space at Presidential Circle in Hollywood, Fla.  ARS leasing associates Matthew Bittel and Gian Rodriguez represented the tenant. Ed Steinhardt of CDR Realty represented the landlord. (4000 Hollywood Boulevard)

·  Bell Vista Bakery, Inc. signed a new lease for 7,500 square feet of flex space at Business Center II in Doral, Fla. Patricia Quintana, ARS leasing associate, represented the landlord. Steve DiGiacomo of DiGiacomo Associates, Inc. represented the tenant. (2220 NW 82nd Avenue)

·  Polaris Labs, Inc. leased 7,500 square feet of warehouse space at Crystal Park in Deerfield Beach, Fla. ARS leasing associate Nicole Messer represented the tenant.  Jeffrey Scott with Brenner Real Estate Group represented the landlord, Sterling Properties, LLC. (3450 W. Hillsboro Boulevard) 

·  Latin Edibles signed a new lease for 6,000 square feet of office and warehouse space at Ives Dairy Warehouses in Miami, Fla.  Phil Greenbaum, ARS portfolio manager, represented the landlord. (20320 NE 16 Place)

·  Plenitud de Vida, Inc. signed a new lease for 5,515 square feet of flex space at Business Center I in Doral, Fla.  Patricia Quintana, ARS leasing associate, represented the landlord. Ulysses Moya of Americas Industrial represented the tenant. (1913 NW 82nd Avenue) 

·  PPG Architectural renewed its lease for 4,960 square feet of flex space at Business Center I in Doral, Fla. ARS leasing associate Patricia Quintana represented both landlord and tenant parties in the transaction. (1901 NW 82 Avenue)

·  Frank Dewain renewed its lease for 4,600 square feet of flex space at Ives Dairy Warehouses in Miami, Fla.  ARS portfolio manager Phil Greenbaum was the landlord representative in the deal. (19940 NE 16 Place)

·  EZ Embroidery renewed its lease for 4,215 square feet of flex space at Ives Dairy Warehouses in Miami, Fla.  Phil Greenbaum, ARS portfolio manager, represented the landlord. (1678 NE 205 Terrace)
